Rio Nido Inn for sale ... THANK GAWD!!!

Hooray! The Rio Nido Inn on Canyon 2 Rd. in Rio Nido is on the market, for $1,018,000. Naturally, I discovered this while browsing Craig's List (for more information, the ad is located at: http://sfbay.craigslist.org/nby/rfs/608118107.html). This once-beautiful, historical treasure -- which hearks to Rio Nido's swankier days as a major resort which attracted tourists & major musical acts every weekend -- has been trashed & abused by its scum-lord (oops, I mean, slum-lord) owner, Jim Friedman.

Mr. Friedman rents out the rooms to ex-convicts & meth-heads who apparently don't inconvenience him with complaints about the mold, broken windows, & lack of heat & hot water. Ugh, this total sleaze bag works as a psychologist for San Quentin, & also owns the infamous Faerie Ring campground on Armstrong Woods Road, which is on the verge of being shut down by the county due to septic system violations. The only reason that the County hasn't shut down the campground entirely is because its year-round, low-income residents (who, by most accounts, are decent, law-abiding folks who simply can't afford market rents) would be forced into homelessness.

I would be totally THRILLED to see the Rio Nido Inn in new hands. The Inn has huge potential for a buyer who appreciates the architecture, wants to restore it with loving care, & who has VERY deep pockets. The place is also stuffed with beautiful antiques which have somehow survived the traumas inflicted by the current owner. Even in its current, lamentable state, the upstairs rooms & common area are comfortable & utterly charming. As recently as three years ago, the place was shabby, but still fairly nice. Then the place flooded & I think the owner totally gave up.

The Inn is also next door to the Rio Nido Road House, which features a well-run restaurant, bar, & public pool & which are undergoing major improvements courtesy of the new owners, Brad & LeeAnne. Meanwhile, Rio Nido is a beautiful & close-knit up-&-coming community with increasing numbers of year-round residents, including some young-ish & active retirees & families with young children. We also have an active homeowners association which hosts huge barbecues with music & children's activities throughout the summer.

Since I live in Rio Nido & love my little town, despite its little pockets of urban blight (um, rural blight?), seeing this place up for sale thrills me beyond belief. I'm also hoping that the folks who buy it will actually LIVE in this community.

The Rio Inn is for sale, the price lowered to $888,888. As for being up for sale I see it is a good thing. Jim Friedman has not given the Inn the attention it so deserves, nor has he put any money into the Inn that it truly needs.
A minimum of $500.000 to rehab the historic Inn. But closer to
$1,000.000 for a complete and needed rehab. The Rio Inn has had a bad reputation for a long time, The truth is the Rio Inn is home for many good people who pay as much as $250 per wk. "Meth heads"
and "ex convicts" are now & have been a thing of the past.The Faerie ring has been closed for over a year now. The 40 family's that still call the Faerie Ring home live there rent free until the septic & electrical system are brought up to code as ordered by commissioner Stephenie Joy. I don't see Jim Freiedman as a "slum lord" but rather a man who has very little if any business sense. A great deal of his energy $ money have gone into the faerie ring, While letting the Rio Inn fall to the waste side.
As a result the Inn has had to fend for itself these last few years,but have managed to make improvements along the way.recognized by the locals as well as the local sheriffs dept. You just cant say the people at the F R are better then those at the Inn. Well you can but its not the truth. There are school teachers,painters,profesional housekeeper's an ordain minister and a retired zoologist. and a couple of people on ssi.who call the Rio Inn home, All of whom want to see the Rio Inn restored, by someone who has the time the money,and energy to make the Rio Inn a positive focal point in this small community as it once was, and certainly has the potential to be. I would like to see Elizabeth be a little less critical and a little more factual.I do share your joy at in seeing the RIO INN for sale, But where will the 14 familys end up who now reside at the Inn?

I did take a look at Rio Inn. Your estimate of $500K to rehab seems to be the same as my estimate. My estimate of 500K covers the roof, exterior and the inner public area.

$1 million is alittle on the high side unless there are structure problems. They don't have any inspection reports on file. Do you happen to know if there is such structure problems?

I heard Rio Inn was once flooded to the roof. Does any of you know how many times Rio Inn was flooded in the past 10 years?

Its my understanding the Rio Inn has flooded 4 times in the last 10 years. In 1986 only the peaks of the roof were above water, Hard to beleive,but I have seen pictures, and they are something else.
Two years ago the bar area took on 4' of water it stopped just short of entering rooms 1-4.There was minimal damage, A few pieces of furniture a piano and the carpet of course in the bar area {red indoor outdoor} were destroyed. the rather expensive "berber" carpet on the stairs leading to the parlor and parlor surround was badly stained & really should have been replaced. In spight of having flood insurance Jim Friedman did not file a claim. The bar area I've heard was designed with flooding in mind Hence the Wayne's coating and the large floor tiles.
As to your question of the structural integrity of the 123 year old building Sadly it is in very poor shape.The current owner has neglected the building since day one as a result there are some real issues having to do with dry rot through out the Inn, The electrical service is a real hazard and needs to be addressed & most likely replaced through out. The real challenge and cost will be dealing with the dry rot post & pier and failing perimeter foundation that support the Inn. Its wet in the crawl space below the Inn year round and its taken its toll. Its very obvious when walking through the main part of the Inn the bar,banquet room and dinning area and kitchen.
A very nice and seemingly competent fellow flew in from Washington DC after he noted the ad on craigslist. He rented a car and drove directly to the Rio Inn with out contacting the agent responsible for showing the property. He shared with me his vast knowledge and experience having over 25 yrs in the business renovating historic buildings all over the world.He did a pretty fast walk from one end of the building To the other and estimated $1 million maybe
$2 million not including purchase price and proposed "gutting" everything but the exterior walls.
Seems a little drastic but even he was not interested in making an offer or taking on the project.
There is a lot of work that needs to be completed in order to properly restore this long neglected but so deserving Inn.
Jims in a tight spot Ive heard he would probably except any offer around $650k best to act now, time is running out....... and it will be to late ! if you catch my drift........ Any more questions I will be happy to share what I know.

Thank you, commenters, I am grateful for your information & perspectives. Perhaps I have been unfair to Mr. Friedman, & perhaps he is a nice person & not a good business person. Perhaps I'm also unfair to the residents. I often see dicey stuff going on in the parking lots & areas surrounding the Inn. If the folks living there are not involved, they should call the sheriff. I dislike seeing such a beautiful place go to seed, & I also dislike seeing such shady stuff going on in my neighborhood.

It would be difficult & expensive to fix up the place & make it profitable as an Inn or B&B place. Perhaps the Rio Nido Inn could get grant funding as an historical site & also for affordable housing. The front room & upstairs could be restored & made profitable as a B&B & bar/restaurant. The other rooms could function as affordable housing with a shared kitchen in the back. But someone would have to take this on. The Rio Nido Home Owners' Association considered buying the Inn for historical preservation, but decided it would be too expensive & labor intensive. This place requires beaucoup bucks.

Wow. Some fascinating comments here. yeah, I guess Friedman really bought himself the Mother of All Money Pits, din'nt he?

Glad I'm not in his shoes. Crap, there's a slim possibility I'm upside down in my mortgage, but his situation really takes the cake. It'll be a miracle if that place gets taken over and revitalized. Frankly, I think it should just be demolished and the land sold for new housing.

All do respect I am interested in you're definition of "dicey stuff"
going on in the parking area of the Rio Inn when your driving by time to time?
It makes me think of the crime & courts section of the press democrat "a suspicious vehicle was seen in the neighborhood about 10pm"
I find myself thinking "what made this vehicle suspicious or any different from the guy in the car making a late night trip to Safeway?" Is it possible that your preconceived feelings of the Rio Inn based on many years with a bad reputation are preventing you from seeing just a few of the positive improvements that have taken place over the last couple of years.
That's not to say the owner has not run it into the ground, But the people who have called the Inn home for some time now have worked together {without any help from the owner} to try to change peoples opinions and negative feelings of the Inn.Knowing its a real challenge and difficult to say the least.I suggest that the people of the Inn have started the ball rolling as far as changing the reputation of the Inn,but if you {the locals} are not open to seeing some improvement or not receptive to changing your own perceptions of the Rio Inn then the "bad reputation" will never change.
It takes some effort from everyone to make the changes and others to recognize the changes.

Jim Friedman is a good hard working gentleman. Please stop bashing him with your comments which prove to be not so true. I along with many people I know have worked closely with Jim and one thing is true, he is not a business man at all. He has just made some wrong choices in people he hired and let people pull the wool over his eyes. He is a good man and meant well in buying these properties but just did not keep them up very well.

are smart and a business person you will refrain from purchasing this
old neglected building which does probably have structural problems.
What a shame, this place was great at

I notice many of the comments, pro and con, are a few months old.....Rattina, does anyone know what's going on now? I ran into someone at the County Courthouse today who said Friedman is using it for people who just got out of jail, and there are three former residents of Faerie Ring shakcing up there, on mattresses in the ballroom.....does anyone have any information?

What goes around comes around, people have been mistreated and misplaced by workers hired by Friedman. Karma will get you every time! Don't think he works at San Quentin anymore either.

first of all the Rio Inn was not under water up to the roof. I was there in that flood. In fact people whose homes were totally flooded stayed there free thanks to the old owner Walsh. It is a slum place...The owner is a total loser who should be thrown in Jail. What he has done to the beautiful hotel is totally horrible. I had my 21st b-day there in 1991 and it was still so wonderful. I stayed in the hotel about 5 years ago, just to stay in it and it was still ok. We were the only people staying in the hotel at the time and the rooms were rather nice. When the last flood happened what 3 years ago? We went and checked out the hotel and the whole bottom floor was flooded out and that was all. It was a mud pit. If anyone loves Rio Nido like I do then you would be more then happy to have anyone!!! buy the hotel and that yes I am saying SLUM LORD go back to jail...or have him stay at the Ring and see how he likes it.

The Rio Inn Hotel has been involved in many floods over the years. I personally have seen a photo, can't remember the year but the water level was up to the eaves of the roof. This can only mean one thing, the structure is not in stable condition and the crawl space will tell tales of dry rot. This sad story of a once beautiful historic building is pretty much over. So sad!
I have cried tears over the lack of attention in this building.

It seem's as though the people of F.R.C. should be saving their money they have not paid in rent for three years should have enough by now for securing a place to live else where.
Or have they spent their dollars in drugs and alcohol. Hmmmmmm ! Have no sympathy for these people as they have known this situation for years.
Getting kicked out of this property could do them a huge favor to move on. End of an Era right Mr. Friedman? Dump the management that has failed for years would be a good start!!

All of the above comments are true and correct! This poor soul has ruined what once was a beautiful old historic building from late 1800's.
Hopefully someone with a good business head can come along with some change in the tune of $2 Million dollars and turn this into a positive story that it once was. Jim Friedman you have disappointed the community and town of Guerneville. Go back to jail with your management party.

Whoever this Friedman guy is sure seems to have quite a few enemies around Guerneville. Glad I am not in his shoes right about now. Found out recently he has served time in jail for state and county problems.
Better get your poop together and take care of your responsibilities.
Rumor has it he hired some pretty lame people to run his places of business and they took advantage and robbed him blind. What a shame! Sorry for your luck mister.

From some comments on different web site's Friedman has become a twisted sort of icon. One of the people had said that this Faerie Ring Campground
has changed it's name to Guerneville Ghetto. Chamber of Commerce has nothing good to say about F.R.C. and the Rio Nido Inn. So very sad to hear these things are going on, even
a couple of the newspapers have covered this story to extent. Hope changes will be positive !!

The Rio Nido Lodge deserves a future at least half as glorious as its past. So many of us spent nights with our familys in the old dining room listening to the Ink Spots or similar, and long summer days between the "game room" at the back end of the lodge and the pool... does anyone remember "adult swim"?
What about the Circle T chuck wagon? The summer dances at the pool? Those were great times, and the Lodge was THE life of the community. If the lodge thrived then, it can thrive again... The devastating floods (especially '85) didn't stop my father from keeping the place alive and "wholesome"... even though they took every cent and bit of energy both he and my mother had. What will it take to rennovate and restore the Lodge? Plenty of money, quite a bit of time and above all else... love and aprreciation of what it was once was and may one day be again.

p.s. thank you for remeberring my father letting people stay at the Lodge after the flood, people seem to forget those sort of thing easily these days.

TAX CHEAT!! Word is that the criminal Friedman is in serious trouble with the IRS for failing to file his tax returns. Maybe he'll go back to jail or prison where he belongs. We are paying this criminal BIG money with OUR tax dollars, yet he turns around and tries to rip off the IRS! An absolute outrage. I think this should be brought to the attention of the governor's office and he be fired immediately!! I think someone should start a petition immediately to get him fired if these allegations are indeed true, and I believe they are true knowing Friedman's lack of character, morality, and ethics

Does anyone know the current status of the Rio Nido Inn or Fairie Ring Campground? That is the important question. Seems all people want to do here is bash Friedman. We all know he is corrupt, a total loser and a sleezebag, and should be in jail, but why keep rehashing it. The important issues concern the status of the inn and campground, which affects the lives of many good people who do not deserve what Friedman has put them through.

This is to everyone that is concerned with the current condition and residence at the Rio Inn. Hopefully this information will be received with warm tidings and universal optimism. Although the Lodge remains for sale it is currently in the process of saving itself financially and repairing its past reputation in the community. This may seem a lofty goal, and it is. This process is a difficult one and can be aided, positively or negatively, by its neighbors. There has been new management assign to the Inn in order to undertake this daunting task and create separation from past relationships. Instead of adding to the problem with continued negativity, I encourage any an all neighbors to get involved with as little as a hello and as much as offering advise or referrals to services which would be a benefit to the Inn (This could be anything from a referral for a skilled tradesman or to a wise observation relevant to topics that effect the businesses and community as a whole). Please everyone, we can work together to preserve a local legacy even during these tough economic times. I encourage you to contact me with any and all thoughts regarding the Inn. Maybe people are just getting tired of all the B.S. that is around Friedman and F.R.C. and Inn. If anyone knows anything PLEASE let us all know who are interested in the welfare of these poor people.

I agree that Jim Friedman is the epiotome of a slum landlord! I will state that I lived in the upstairs for 22 mos. Neither my spouse nor I are "Convicts, nor have ever been in jail, or prison!" We also are not,"Meth addicts, nor use even marijuana!" We are not low life homeless folks, rather we are hard working people, who lost our home due to a job change, and a lying employer with the promise of a rental on one of the farms my spouse worked at. WE went to work at Korbel during the fall champagne rush, and chose to live as close as possible.

Ues it is bad disrepair. Druggy Manager and his drugging Assistant girlfreind manager, failed to pay the propane tank bill, when Mr. Slumloard was in jail for 90 days for failing to finishing the sewer hookups for the Faeryland Trailors. I think they used all the rents for drugs instead. Went without hot water from mid Jan 2008=till we moved Aug 01, 08, gettin hot water heated from a 5 gallon proplane tank which was for all rooms, excluding 1-5. They have electric water heaters. Watched numerous druggy's, hookers, and sicko frieaks come and go, and believe me we made sure management was made aware and dealt with any serious druggys and such.

Used to be full of beautiful Antiques, until the druggy mgr sold off what he could last fall and spring.


Sad to see such a glorious historical site for So Co be so abused and neglected by the slumlord and his drug crew managment.

I just can give you a first hand accounting of the truth of what really has gone on and continues to occur.

Also im the flood of January 2, 2006, the 3 units on the oppowite side from the parking lot, were flooded as well as the bar area.

Sad that the slum lord only card about using it as a tax write off and for needed cash..........

Currently new manager, and the Inn is in foreclosure as off Jan 2009. Giid source, fellow tenant whom still lives there. We left. Doubt any of the antique furnishings, or historical paintings and picture of the Inn are still there. Probably sold off for more drugs, since the huge cash intake by the former manager is not available.

Don't know how long the foreclosure is and when the auction will be, but do know that they bank came in and took photos back in July of 07 while we still lived there.

My problem or concern has to do with people whose reality is clouded or altered in some way and not able or willing to face their own truths but rather point the finger and cast a negative shadow on others, And then sign your comment “anonymous” I responded to a comment that was far from the truth extremely negative and potentially damaging and quite slanderous.I do not believe all comments on here to be “trash” I am invited to read and comment just as you are. It is clear that Friedman has made many, many enemies in this community due to his actions. While we are all aware of Friedman's total lack of character and ethics, it is also true that Friedman has many emotional and mental problems. I realize that while this may explain many of his actions, it does not make him a more sympathetic character to those who's lives he had so greatly damaged. But I do think more restraint and understanding would be helpful.

Sometimes we wonder why no one goes after Jim Friedman's side kick Sandra Brady. She is a shadow of him so why not put her in the lime light also. Hurt many people for over six years and everyone goes after him, well she is a danger also in some ways more so. Her management skills at F.R.C. have been nothing less than
Friedman's handy work. Guess druggies stick together to keep their habits going and don't care who they knock down to get there.

I would like to set your minds at ease, at least as far as the Rio Inn goes. The 1st of Feb 09
The Rio Inn went into receivership. On that day the bank became responsible for the property.
Jim Freidman no longer has any authority at the Rio Inn, In fact there is a restraining order preventing him from stepping foot on the property. The bank has lowered the rent on all rooms.
Upstairs rooms now rent for $650 a month or $162.50 weekly, and downstairs rooms now rent for $500 a month or $125 weekly. All utilities included. Weekly & monthly rentals only, no over night rentals. Half of the income goes back into the Inn for needed repairs, maintance, upkeep and improvements. Such as trash service, A 4 yard debris box picked up weekly & a 250 gal propane tank on site providing hot water & heat for all rooms and cottages. A new 200 amp sub panel installed providing a safe electrical service to the upstairs rooms. The court appointed receiver is professional and competent as well as compassionate and realistic. There is now hope for the future of the Rio Inn. The neighbors and community should begin seeing marked improvement with each passing day.
I suggest a positive, hopeful look forward, as opposed to dwelling on the “negative past.” The bank & court appointed receiver have employed me as on site manager, As I have been almost 4 years now with the exception of a couple of months the end of 08” My driving force has never been money, rather wanting to take part putting the Inn back on the map as a business the community can again be proud of and enjoy year round. The historic past and beautiful architecture to be valued appreciated and slowly restored.

Jim friedman sent me e-mail yesterday stating he still owns the Rio Nido Inn and has lowered the price and expects to sell it soon. He also stated he expects the septic system to be up and running very soon in his camp ground and so will be able to collect rent from his tennants. He also stated he will have his income tax problems resolved very soon.

Obviously you have never been a victim of his continuous lying, deception, corruption, crimes, the list goes on, or you would certainly know better. I do not think Robert is naive. He is asking everyone to post any update about friedman situation. If anybody know something,... anything then update him.
Apparently there are many friedman victims out there. Maybe he is one of them. I don't know. But I don't sense anything that Robert is on friedman side.
How about stating the facts, as Robert did by wrote that friedman email him, instead just saying that friedman is in fantasy world or has mental issue.
Let's just stay to facts,... write what you do know for facts.
We all know friedman ruined the Inn, that's the facts, he went to jail for contempt of court for campground, he did not pay taxes for how many years, who knows,...
he owes money to many people.
Robert seems to wanting to know the status of friedman ownership of the Inn, after what Jesse Weber posted here. That seems fair to me.
Whether friedman live in fantasy world or has mental issue apparently still questionable, because he is still working as psychologist !! still licensed as well. I don't know how he did it, but he did. I am really just trying to help us to stay on facts here. Maybe someone should file a complaint to something like California Psychology Assosiation?

I put forth a request for information and recieved in return a measure of vitriol. I have know Jim Friedman for almost 20 years. We have had numerous business dealings, and with one major exception, he has conducted himself in a professinal and equitable manner. I haven't seen much of him in the past 2 years, but it is difficult for me to imagine he has deteriorated to the extent described by many of the writers above. Many derrogotory lables are bandied about, but little information regarding specific malfeasance on his part or substantial markers for mental illness.

I again put forth a request for any info re Jim Friedman's ownership of the Inn and the status of the campground,as well as his income tax status. I would sincerely appreciate assistance in this regard. Thanks.

If Robert has known Friedman for 20years, why in the world is he asking others about Friedman's personal business. Why not just ask Friedman? He must feel that Friedman can not be trusted or else he would not be asking others about Friedman's situation. Seems like he is contradicting himself.

Based on questionable behavior on his part, things told to me by people who know him well and on entries made here, I have serious doubts about his credibility. This is an important matter for me. I hear from a reliable source that Friedman has been considering filing for bankruptcy. Anyone he owes money to would collect nothing, zero, zilch. Does make perfectly good sense for Friedman from a financial point of view.

Sounds like Faerie Ring Camp has it's own problems. Lot's of DRAMA QUEENS living there with their drugs and alcohol. Wonder when the bank will take over this property as they have taken the Inn. Lot's of rumors or maybe just gossip about meth labs. Why haven't the sheriff's done their job and moved in to remove the scum? Guerneville would smell alot better if they emptied the park.

Today they put a fence around the entire property. There are Sheriff's vehicles. I guess the time has run out for anyone still residing in the old inn. Outside I have seen interesting things....pictures are worth a thousand words. I saw a child's shoe, thrown near a dumpster, alongside an empty bottle of liquor, and other debris. Nearby, a bookshelf had been placed outsidde the building. It was lined carefully with smiling stuffed animals....dusty and left behind. The lining up of the animals spelled "meth" to me...(I've been there...long ago...meth users love to line things up in rows.) I wonder what child once loved them.
I look at the inn with my heart...not my billfold or my expectations....and I walk among the ruins...and I just wonder.

Jim Friedman is the lowest form of slumlord. He deserves every ounce of what comes his way. All bad. He has trashed 2 formerly beautiful properties in and around Guerneville.
